INITIAL MEETING
An introductory meeting on site is arranged to allow both parties to meet and have an informal discussion about the client’s vision for the project. After this meeting a Client/Architect Agreement is prepared which outlines the scope of work and associated fees.
STAGE ONE
CONCEPT /SCHEMATIC DESIGN
Generally in this stage, Tim prepares free hand drawings describing the concept design proposal as well as CAD 3D modelling. Following client feedback, the Schematic Design is completed. A preliminary estimate of the probable building construction cost is provided.
STAGE TWO
DETAILED DESIGN
After further client liaison, a Detailed Design proposal is prepared which includes selection of materials, finishes, fittings etc. An updated estimate of probable construction costs is provided.
STAGE THREE
CONSTRUCTION DOCUMENTATION/WORKING DRAWINGS
This stage involves the preparation of drawings and specification in liaison with other consultants for building approval, pricing and construction of the project.
STAGE FOUR
TENDER ADMINISTRATION
Three builders are invited to tender for the projection and after assessment, the architect will provide a recommendation of the preferred builder.
STAGE FIVE
CONTRACT ADMINISTRATION
This stage occurs during construction of the project where site visits are conducted weekly to ensure the building is being constructed in accordance with the documentation. Each month the builders claim is assessed and approved for payment.
